The sunset date in the contract is a requirement by the developer’s funder. The developer does not cancel Agreements of Sale and Purchase on purchasers to allow the developer to put the property back on the market at a higher price.
The developer does not have a price escalation clause in the Agreement of Sale and Purchase. The price that the purchaser has paid under the Agreement of Sale and Purchase is the purchase price the purchaser will pay upon settlement.
Does the Developer need sales before they can commence construction?
No, the developer is not reliant on any sales before they can start construction. The developer will start and complete the development and may choose to sell completed homes at the end of the development.

Has resource consent been granted?
Resource Consents has been granted for Keri, we expect Whakato to receive its RC in the immediate future. Those sites that do not yet have their RC, do carry a small risk for changes to the layout and design, but this risk has been mitigated through a lengthy Design Review Process (DRP) with Kainga Ora and Auckland Council prior to lodgement of the Resource Consent applications. We are not anticipating major changes will be required to the plans.

What other projects has the developer done?

What building guarantee or warranties are in place?
All homes come with a 10-year Master Build or similar Guarantee.
When does construction start and when will my home be ready for move in?
Earthworks commenced in January 2022. Target completion for homes in the first stage is Q1 2023. All homes are targeted for completion by end 2023.
Can the purchase price be increased?
No, the price stated in the Agreement for Sale and Purchase is the price you will pay for your home.
Does the price include a car park?
Yes, the car park is included in the price.
Are there any colour options available for the interior with my purchase?
Yes, as outlined in the Agreement for Sale and Purchase you will have a choice of colour schemes.
Can I make any changes or alterations to my home?
There are some optional upgrades available for the homes, however bespoke changes are not typically available due to the Council consenting process and speed of delivery making this difficult for such a large number of homes.
What deposit is required and when is it payable?
A deposit equal to 10% of the purchase price for NZ Residents (20% for non-NZ-Residents) within 5 working days. Refer to the step-by-step Purchase Process Guide or speak with your sales agent.
Where will the deposit be held, and will it be interest bearing?
Your deposit will be held in trust by solicitors Carson Fox Legal as stakeholder. Interest will accrue to your favour with interest earned, less usual fees and withholding taxes, reducing the final settlement amount.
When will settlement of the purchase be required?
Settlement will be required when Practical Completion is achieved, the title issued, and the Code Compliance Certificate granted.
Will I have security provided?
Owners can choose to install an alarm as an optional upgrade for a cost as outlined in the purchaser’s selections and optional upgrades schedule.
Is there a body corporate?
No, but there will be a Resident’s Society. This mechanism acts like a Body Corporate but is more efficient and designed to the requirements of the freehold nature of this community.
How is rubbish and recycling managed?
There are common collection areas provided for rubbish bins. These will be collected on a weekly basis as a minimum.
How will the landscaping be maintained?
All landscaping areas that are open to the common spaces will be managed and maintained through the Resident’s Society. All private landscaping areas will be the responsibility of the home owners.
Yes, pets are allowed subject to normal Council conditions.
What appliances are supplied with the home?
Kitchen appliances include induction cook top, built in oven, rangehood, dishwasher and fridge/freezer. The laundry will include a washer dryer and each living room will include a heat pump.
Am I able to rent out the property?
Yes, you have the freedom to rent or lease your home as you see fit, subject to the Resident's Society guidelines.
What public transport is available?
There are frequent bus services every 5-10 minutes along Dominion Rd, which connects residents with the vibrant eateries of Balmoral and Mt Eden right through to the city centre.
How far away is the city and airport?
With access to South, West and North with the South-Western motorway and Waterview Tunnel, the airport is only a 15-minute drive away and just 18 minutes to Auckland CBD.
What schools are in zone?
Mt Roskill Primary, Mt Roskill Grammar School and May Road School.
Are the terrace houses architecturally designed?
All homes have been architecturally designed by the team at Crosson Architects, led by Ken Crosson using award winning urban design principles, encompassing safety and functionality.
