“We are intensely interested in community and place making. We are focused on providing well designed homes that are practical, beautiful and respect and celebrate the history of the area.” - Ken Crosson

Ken studio
Crosson Architects, led by Ken Crosson, have created homes big and small. Introduced to terrace living at the start of his career, Ken saw how well-connected places create exciting opportunities for work and play and this philosophy has been clearly applied in Te Māra. Their track record has seen them win awards both here and around the world, including being a finalist in the World Architecture awards and their designs twice listed by World Architecture News as among the Six Best Houses in the World. Ken and his team also won Home of the Year in 2020.

Te Māra builds upon a successful relationship developed with Whare Tupu over the last 5 years which includes Kōtuitui and Boathouse Bay, thirty three individually designed homes in Snells Beach threaded through a beachside enclave and native bushland.

Whare Tupu is a reference to ‘house development’ which forms the basis of the connection between Te Ākitai Waiohua and Avant Group. The partnership has grown out of a strong working relationship between the two groups across multiple housing developments in recent years including Kōtuitui, Boathouse Bay and now Te Māra. Both partners firmly believe in building communities and not just homes, with high quality housing that have lasting impact on neighbourhoods.

Te Ākitai Waiohua

Te Ākitai Waiohua are a Mana Whenua iwi of Tāmaki Makaurau with strong interests in South Auckland and Manukau City. This housing development offers an opportunity for Te Ākitai Waiohua to maintain an enduring presence in the area as a development partner and, beyond the life of the project, as an iwi with ongoing kaitiaki (guardianship) obligations.
Avant Group

Avant specialises in strategic business management, property development and project completion. The aim of Avant is to produce quality developments that are innovative and inspiring, yet culturally and environmentally considerate whilst challenging traditional thinking.

"Avant are passionate about transforming neighbourhoods, it's what excites us the most. A master planned community can make a big difference to neighbourhood creation, the way people live, how they perceive their environment and how they interact with their street.

Being mana whenua led, means we strive to bring authenticity to developments and care about the long-term future of the project and the people who live there. It determines everything we do in urban design, architecture, building materials and landscaping. Each development should offer a sense of place.

An overarching philosophy that guides Crosson's and Avant from the outset is that we need to look at the wider context before we engage in the creation. Aligning with Kāinga Ora on the Te Māra project and the greater Mt Roskill development, we will aim to enhance and lead the way in design for this suburb."
